DPR’s roofing team completed a flat roof strip and replacement at Grosvenor Court, a small 2 building apartment block in Cookridge, last month.
The property management company contacted DPR after a routine inspection showed that the felt roof had started to lift and break away on both buildings, which had caused other additional problems.
After a routine inspection from our surveyor team, it was agreed that a brand new high performance torch on (heat applied) mineralised membrane system including edgings would be applied to the roofs to prevent further problems.
The roof, although not the highest, was quite large which made the thorough stripping and disposing of the roof a time consuming operation. Despite the difficulties, all the waste was disposed off in a skip correctly in accordance with health and safety and industry guidelines.
Upon striping the roof, our team added new full OSB decking to both blocks before applying the torch on membrane. This involves using heat to glue the membrane sheets together, overlapping them as you go to prevent any splitting of the sheets. At the edges, sheets are cut to size to ensure there are no gaps and the sheets are also cut to fit perfectly in and around drainage holes and other things on the roof, such as chimneys.
Again in accordance with high industry standards, the resultant rubble was all placed into our waste skip which was removed from site at the end of the completed work.
Older flat roofs can often lead to problems so it is important to check them regularly and seek professional help at the first signs of any damage.
